Summer is the time for kicking back, relaxing and enjoying the sunshine. Winter is the last thing on our minds. But a few checks here and there about the home in the summer months can save you a whole lot of grief in the colder months.

Sub-zero temperatures in winter can freeze the water in your pipes causing them to burst and possibly flood your home. In preparation for the worst, make sure you and your family are aware of the location of your mains water shut-off valve. Often you’ll find it under your kitchen sink or it may be located elsewhere depending on where the service point enters your property. It normally closes by turning clockwise. Check this valve every few months to ensure that it can be opened and closed easily.

To ward against freezing pipes, now is the time to insulate pipes, especially in areas of the house that are unheated such as the loft and the garage. Water tanks too. Make sure there aren’t any gaps at bends, valves or fittings. You can protect your plumbing from freezing and bursting with a foam layer called ‘lagging’, which can be purchased at DIY stores.

Also, take stock of any outdoor pipes around your home. Assess them for signs of rust, cracks, stress or leaks – problems that can be prevented if the pipe is insulated in the first instance.

Summer is an ideal time to check your gutters. Gutters can clog up with leaves, twigs and detritus, which can cause leaks and overflows or when overloaded, cause them to pull away from the house, requiring serious repairs. Gutters can be an almighty task to clear in the winter months. Clear them again at the end of Autumn. Also check for blockages at the bottom of your drainpipes and the exterior drains.

A roof leak that seems minimal in summer can become a major headache in winter. A small leak can lead further down the line to rotted framing and damaged ceilings and insulation. Look for causes of leaks such as slipped slates or tiles.

Don’t wait for a crisis to happen in winter faced with no heating or hot water when plumbers are more likely to be overbooked.
